So, locations such as Ridgeland, Oxford, Southaven, Tupelo, Brandon, and Collierville are doing fine. But the Jackson store is not profitable, and then they get broken into and vandalized as the last straw?

So can anyone tell me what's so different about this location? I thought that was a "good neighborhood"?

I look forward to its newest location in the city of Madison (you know it will happen).

You are exactly right because this is the same exact pattern that happens to so many businesses in Jackson. Literally since the first purse theft at the Jackson Mall and people quit shopping. Later you had gangs roaming the concourses of Metro Center. Now look at Northpark. It spreads like a cancer. Everywhere people try to build something nice, parasites follow and tear it down. Not just in Jackson either.

The FB comments on this are GOLD! From "if you aren't from Jackson, then you have no comments" to "the business's that leave behind vacant spaces should be held accountable". Soon all the #onlyinjackson crowd will be left with #notmuchinjackson.

The company is moving out in one week due to the lease expiration. New York has been running MM rents around $40 per square foot. Renaissance prices. Same thing with Highland Village. In case you haven't noticed, quite a few businesses have moved out because of the high rent. Remember the crap New York tried to pull on Pizza Hut? Others have moved out because New York was slow or wouldn't fix property defects.

If that business had another six months or more on the lease, it would have probably stayed open.

That business would be gone in seven days anyway but yeah, blame crime for making it leave Jackson.

Kingfish beat me to it, the landlord screwed this one up. There is demand in that area for a Lost Pizza for sure and I bet they'll be back in a spot close by.

Having done business with these "out of state" property managers, I can't blame them for leaving over those prices. They are making money hand over fist, and everyone else suffers for it

A NY hedge fund buys up several Jackson shopping centers, bleeds all of the tenants dry, and dumps it once everyone leaves. I'm not a socialist, but rapacious capitalism is not a good thing.

Ok, let me rephrase my comment. If places like renaissance are getting $40/ft rent, you think there is a reason they don't think MM is worth it? Amenities, functioning infrastructure, low crime(black, white, Cuban, or Asian-Will Smith). Those reasons above are why nothing as nice will be moving in replace it. They don't think $40/ft is worth it in that area. I don't blame them.

There used to be a western store right along in there, cant recall name but was the place to go Christmas shopping. My grandmother bought me my first down jacket in there and a pocket knife. The coat looked like a big butter bean (1980's) alas it was obviously a better time which cant be argued.

Let's not forget the parking lot restriping they totally screwed up. Rent is probably what ran them out but as a customer of Lost Pizza, I must say this location didn't really have their customer service act together.

Filiup by Billups just closed also. Madison is no restaurant haven. Enjoy the Strawberry Cafe every night, or a chain place.

But, back to the posted notice: "All we..." - What the hell does that mean?

I know the owners of four businesses that have left MM in the last six or seven years. Each told me it was because of the very high rent combined with the arrogance of the owners and their reluctance or slowness to fix such basic problems as leaky roofs, electrical hazards, etc. None of them mentioned crime. Yes, it is a high rent place to open a business, but the little things like unreturned calls and slow maintenance really is the salt in the wound for most renters.

Quit playing stupid games, Kingfish. You know damned well everything revolves around black crime. Quite pandering to the 13% black group of your readers.

Maywood was increasing the rent. That’s the reason 5 businesses have closed or moved. If you had a 25% rent increase you would consider it also. My problem is that they will get McDades/new owners and run them out. Think about it, if your lease went from $3000 to $4000 wouldn’t you consider it? And by the way 3 businesses within 600 yards of there were broken into over the last 3 weeks. Ask Hibbitt Sports about their shoe theft. If you don’t run off the interstate people your going to lose more tenants in that area.

This is all "Lost Pizza's" fault. They obviously did not read the rental agreement and assumed $40.00 a foot included security. It would take a deaf, dumb and blind security guard not to have at least intervened. I am pretty sure JPD got there within 45 minutes of the break-in, which to JPD's credit did not result in any loss of life.

If those idiots think Maywood Mart is worth $40 a foot in rent, Charles Stokes needs to get his ass down their and re-appraise the value of that sucker. I suspect their assessed value on the tax rolls is far less than the New Yorkers value in their head. Fair's fair.

Anyone from out of state that is buying retail property to rent in Jackson is looking for tax losses. No one in right mind would try to make money in Jackson buying stores to rent.

No realistic or material offers have ever been made to the current owners of Maywood Mart.

And just 100 yards away you can watch the bearded drunk homeless guy laying on the ground with his pants around his ankles pissing himself. Another 50 yards you can watch the locals going into a dumpster enclosure to take their morning shit. Great area. And yes. I’m a business owner in that area.

Fill up by Billup in Madison closed because nobody knew what in the hell it was due to the fancy sign on the fancy brick facade. The one in Biloxi is really good and and the building inside and out looks like a 50's style diner, but branding is impossible in Madison. The Madison one just looked like another strip joint tenant, albeit a very nice strip joint.

I ate at the one in Biloxi exactly a week ago and it was very good.

We had a waitress one night at Bacchus and she was slow, didn't check on us much, and didn't refill drinks or ask if we wanted to order more alcohol. Well, imagine my surprise when our first rip to Fillups was the same waitress. And, I may have gotten one coffee refill that morning. Most people are willing to forgive small things when customer service is on point.

That and they did little to no advertising or promotions in this area. Lastly, if you are known for 6 inch high biscuits then maybe you shouldn't run out of them on a Sunday morning. They really need to cut the bushes down between the main road and the liquor store and restaurant and allow them to put street-level signs up. That will help whoever decides to give that location a go next time.

Madison restaurants draw staff from the same pool as the rest of the metro. And they can't brand themselves. Just generic mall fronts. Hell, you can't tell Best Buy from Belk or Vanity Fair in Madison. Burger King looks every bit as nice as Bonefish from the outside. And you are likely to have similar staff.

You only got one coffee refill? That's two coffees. Damn! And you also wanted 'more alcohol'? How long did you sit there and shoot the shit? Sounds like you'd be more suited for Shuckers. All you gotta do is tell her to 'bring me one every nineteen minutes, please'.

Kingfish's theory on square footage will fall apart when these same places move north and pay the same or higher per square foot. Business traffic doesn't respond to cost per square foot. But it does respond to crime, venue, appearance and the perception of safety.

Fillups with billups started out great. Then the wait staff turned 100% ghetto and the service turned horrible. The poor service is what did them in.

Agreed @8:56 on the service at Fillup with Billups. I went 3 times and enjoyed the food, but the service is what kept me from being a regular. Just very poor service.

Funny to me how everyone changed their tune once Kingfish mentioned that high ass rent. Lol Y'all are so funny.

Billups didn’t have strawberry jelly/jam. They had that weird sauce they’d give you that looked like it was used for milkshakes.

I believe they intended the "All" as a salutation:

It stuck me as odd phraseology as well, I had to look at it a couple of times myself.

Billups service was horrendous. The food was good but the staff was absent.

Customer service is bad when businesses hire lazy freeloaders who don't have any work ethic. They are used to the "free shit" and just want to hang out and sleep in every day.

My SIL is VP of a national corporation that hires above minimum wage for entry level blue-collar positions.

The majority of their applicants just want to "check off the box" indicating that they "applied" for a job, but don't want a job.

They also drug test their applicants, many of whom don't show up. Gee, I wonder why?

The next one to go in MM will be that pie shop. High rent will kill it too.

$40 rent is MORE than Renaissance or Highland Village (another similar landlord story there!) or The District!

There is nothing wrong with Madison's 10 restaurants. I wished we could get the Frog Head Grill to come here.

Rent aside, their customer service was terrible. When your beer and pizza isn’t anything special, your service better be. Doesn’t surprise me they are closed.

I'd like to see some photos of this alleged severe break-in. Otherwise the timing is very suspicious and it looks like they are just trying to get a dig in on Jackson or fishing for a less embarrassing reason for going out of business...

2:08 PM, I'm not sure what your point is. Yes, people who live in Madison occasionally come into Jackson for shopping or dining. That doesn't mean they want to live there. The "haters" you reference don't want to live in Jackson for a variety of reason including taxes, utilities, crime, schools, etc. That doesn't mean they won't ever cross the city line to eat, shop, go to a concert, whatever.

8:49; There are at least 20 fast food venues in Madison if you look past the end of your nose. And, yes, you'll need to count places like Penn's, Kroger Deli, C-stores that sell hot pizza, the joint inside W-Mart, The Worm Emporium in the W-mart fishing pole area (if you like calamari) and many other white table cloth venues off the beaten path.

There is life beyond the Nabs and spit-cup on your truck console.
