Madison Co. journal did an article on it last week. Canton board of alderman passed it 4-3 to move forward. A lot of people in canton are hoping/thinking Olivia Harrell will change her vote from yay to nay

Lake Caroline is still developing. It's impossible to incorporate in an area with ever changing homes being built. In able to incorporate, you must have 2/3rds of the electors sign a petition in favor of it. In an area, such as Lake Caroline, that's an impossibility as the number of residents is changing frequently. The proposed boundaries are in areas that are central and fairly established. Madison doesn't want that area of "riff raff", but Canton, on the other hand, sees it as a goldmine.
Canton move a tax grab.
The part that is incorporating is identical to Byram. Same type houses and same lack of zoning. By the time they get the incorporation done in 2025 it will be too late.
Luckily Flora is incorporated and has zoning, or it would be the next starter home city. Not sure where the quick money developers will go next.

No reason for lake Caroline to be worried. There is ZERO chance that Canton will annex Lake Caroline. For numerous reasons. People involved are very well aware of this.
Canton will not annex any majority white area. They know we'll vote their asses out.
That is what the Byram area residents said about Jackson and Harvey Johnson but that didn't stop the hostile takeover attempt.

Hello? Madison County zoning ordinances apply to all unincorporated portions of the county. So, yes, this area DOES have zoning. Did you not know that?
Haha, Canton got there first and they will prevail, they are only going after the car dealership that is rightfully theirs. They may lose locally but the Supreme Court will do the right thing.

In court, the two year effort to get incorporation signatures and filing will surely trump the jump to seize that Canton tried two weeks ago. The court will quickly see that Canton only expressed an interest when it realized Gluckstadt was just days away from having the number of required signatures.
@7:13 surely your smart enough to realize that Canton just didn't come up with these plans to annex 2 weeks ago? Its been going around for years that Canton was going to annex that area. Trust me you can not get the annexation info, household #'s income now, and down the road, etc etc etc in a matter of two weeks... this is something that Canton has been working on for a while, and G'stadt messed up by playing in the sand too long while Canton was getting their plan together. If you want to look at it the way you played it out, then Gluckstadt only decided to incorporate all of a sudden because Canton finally pulled the trigger. The only thing I believe Gluckstadt has going for them is the fact that canton officials are at odds about moving forward and the judge may not see that in their favor. But, majority wins (usually)...

by "rightfully theirs" he means, tax dollars. Canton losing the tax dollars of Harreld Chevrolet with Mac Haik moving the dealership to Gluckstadt will be a huge blow to the city of canton. So, you can believe, they will fight to keep it. You know, its all about the dollar.
Canton loses this one when all is said and done.
Rumors about what Canton 'Might Do' that have been circulating for awhile probably won't have much weight in court.
It's a well established and provable fact that the Gluckstadt folks have for almost two years been going about the process in an orderly fashion.
On another front, Canton can have the land to the north all the way to Goodman. And Canton can have the Griffin Theme-Park out to Sulphur Springs. Rumor has it that place will bring in millions once developed by Griffin, Bishop and Steen. Leake County folks can't wait.

Agreed with your first statement. Anytime the term "might" its not holding much water for your argument.
BUT, its well established and a provable fact that Canton has been going about this annexation for over 5-6 years. It was either in late 2013 or early 2014 that the judge thru this annexation out because the paperwork filed by the canton legal team, If my facts are right that would be the B&B firm at the time.
I will say, you and I, I THINK are on the same page here. I don't think Canton will win this, I do think it will go Gluckstadt's way. BUT, you never know.
Lastly, the word is there is word that the northwest corner of this annexation is actually putting up a bigger fight than the southern section. So, don't ever expect canton to expand much to the north, the northeast or northwest. And the same can be said for the east I'm sure.
This is great for Jackson, Canton and Gluckstadt! Now the "undesirables" of Jackson will have somewhere to go when Jackson begans its "gentrification/ urban cleansing/ redevelopment/ urban renewal" process. Time is on my side, yes it is!

Gluckstadt will probably win this one. Its pockets are deeper than Bryam so may not have to wait until 2025.
9:49; The courts will not be the least bit interested in the fact that a business was sold and the new owner relocated to an unincorporated area. Canton has no continuing right to taxes generated by a business that relocates.
Canton crapped its pants over an attempted tax grab with Nissan two years ago. If they're hanging their hat on recapturing lost revenue due to the Harreld Chevy sale and relocation, they can get ready to change draws again.
I doubt even the Blackmons are nutty enough to try that strategerie.
Just think German Town High School and Middle School can be annexed into the Canton Public School District.
@ alpha storm don't kid yourself, no they can not. The school district has nothing to do with the city limits. The canton school district already goes into parts of Lake Caroline. If the MS government would ever step in and shut down the canton public school system then I believe A LOT of people would be shocked how quickly would BOOM.... but, that's not going to happen! Make no mistake the canton public school district is the #1 worst thing EVER TO HAPPEN TO CANTON, period!
Read CITY OF JACKSON v. BYRAM INCORPORATORS. Canton loses and has less claim to crumbs than Jackson did vs Byram.
1:16; Zoning has no control over who you pay to build your house as long as the work passes inspection. While zoning may dictate lot size and house square footage, it won't outlaw Jim Walter, or, in your case, Fleetwood Mobile Homes.
canton is a decrepit old town...with a hand full of people who own just about all the properties and remaining businesses....and the rest who live off $5,000 a year. Its a third world country...at best.
@9:23 its truly sad you believe that. We live in Mississippi, 3/4ths of MS cities are as you just explained. Canton still has a lot to offer, and CMU is a big contributor to Madison County. IF you don't believe me then call up Mayor Mary, or Mayor Gene and ask them why they are always so interested in CMU. As much as you hate to admit it, Canton has a lot to offer. As was stated above in this thread by whoever, Canton's problem is their school district. You can't build what canton already has. BUT, the problem is, until that school system is dissolved the growth is going to keep going east and west from Gluckstadt, and not north. But you keep living in your ridgeland, Madison, Gluctstadt world, and think that everywhere else is 3rd world. Question for you, when is the last time you visited a business on the Canton Square? Because there are some new ones, and they are being opened by wealthy families that are not from, nor live in Canton.
10:20...When was the last time you took a stroll on Peace Street, headed west, past the square on out toward the old depot? The businesses on the square, as neat as they may seem, are revolving doors in many cases. Nobody can walk the streets of Canton except a few of the illegals and a handful of folks who live west of the courthouse. Or take a walk just about anywhere that's more than a block away from the square.
If you really, really want to experience third-world, take a drive into central Canton just a block south of Peace street and west of the Co-op and visit the slum where sixty or more trailers are parked. Families actually live in these boxes. Most of them are Mexicans and the place resembles much of Mexico. If the potholes don't eat your vehicle you'll be scared half out of your wits. But, oddly enough, this little five acre plot of third-world, although in central Canton, is part of the County. It's David Bishop's district.
Very excited for Gluckstadt and the community in their efforts to become a city!
The Canton School District needs to dissolve into the Madison County District. That would solve many problems for Madison County. Will never see it though. both sides have empires they want to protect.
Why all the Hate for Canton, it's a nice town with some on the best maintained streets in the metro. If it wasn't for the Cookie Co. In Gluckstadt their sewage system would be fine too... yes Canton already has sewage lines in Gluckstadt.
3:49; Who the hell do you think you're kidding. Take a drive on any street in Canton. Whether you enter from the South end on 51 at the donut shop or the north end coming from Goodman or from the west at the interstate or five miles north at 22. Take any street at will and tell me what you see.
Drive from the donut shop south of town to the east and circle around toward the private school or head by the city cemetery. You see boarded up houses, cars on blocks, people who ought to be working lounging around on corners, trash everywhere. Same in every direction. Venture off the square and your ass could disappear in three minutes.

People like you are what's wrong with this thread. Your spill is a prime example of not knowing a damn thing your talking about. Boarded up house by Canton Academy? Not hardly. Although there is a new parkway that connects 51 to 43 for CA and a new road that runs right into CA's parking lot. DO YOU KNOW WHY woodland parkway extension was built??? Because 1/2 of CA's students come from south madison county now.
8:57 - Try to pay attention. A 'Boarded up house by Canton Academy' was not mentioned in the post to which you refer.
And the portion of the parkway that connects 51 to 43 was certainly NOT built for the benefit of Canton Academy. It was built to accommodate heavy truck (and other) traffic coming across the reservoir at 43 headed over to Interstate 55 and points north and west toward Yazoo.
Please get your head out of your private-school-importance ass.
@7:25 I'm pretty sure @8:57 was referring to this quote above " circle around toward the private school." So, basically he is correct in defending that comment, because there is only one private school in Canton.
AND knowing most of the landowners that were involved with the Canton Parkway from 51 to 43, Canton Aca. was very much thought of while this was being built, as is why they were able to get MDOT to come in and build the extension off of it in 2015. Was CA the reason the road was built, NOOOOO, but did the CA foundation(which includes basically all the landowners around there) have a say in where about the road was going and where some turnarounds/crossovers would be.... YES.
No one is trying to act like "private school importance", just stating the obvious. Anyone that would try to argue that you can't get just as good, if not better education for free in south Madison county as compared to CA that's their own fault. But @7:25, don't be an idiot about it.
Only an idiot would portend to defend the indefensible, 9:36. Take a turn at the Donut shop and swing all the way around to the cemetery and private school and you will pass all manner of derelicts, loafers, unoccupied dwelling and more than one with boards on the windows. The private school, in this instance is only a landmark, a reference point. I've never been on the property and have no reason to go there, but I have driven by and the statement is accurate. I'm sure it's a stellar academy, probably on par with some in China and JA.
9:36 and previous pro Canton comments sounds like Karl Bank's Daughter who just happens to live in Gluckstadt and works for the City of Canton.
Canton is a town with amazing history , many landmarks which are preserved and being taken care of the best that can be. I for one, do commend Canton for those efforts.
Gluckstadt desires to become its own city.

Canton is indeed a town with an amazing history. But that's just what it is....history. It used to be the home of two hundred homes or more that were well maintained and great examples of various architectural styles. But there are only so many young couples with enough money to invest in keeping them standing.
Canton ran Sydney Runnels out of town and the place saw a steady decline from then til now. One after another, a black mayor and failed administration rife with corruption and graft.
With the exception of a handful of stores on the square, the place is now a sanctuary city rife with crime, recalcitrants and others disinclined to work.
