Landrum's Company Loses Case, Must Pay $157,043 to Fraud Victim in Chestnut Hills case

A David Landrum-owned company must pay a $157,043 judgment to Marguerite Black after a Special Chancellor ruled that Mr. Landrum committed fraud in placing restrictive covenants on land he did not own. 

Mr. Landrum owns Chestnut Developers, LLC.   Chestnut developed the Chestnut Hill subdivision in Madison County.  Lot sales were slow, so Mr. Landrum asked the Madison County Board of Supervisors to allow him to reduce the size of the lots in the subdivision.  Craig Realty objected since it owned several properties immediately adjacent to the subdivision.  Craig Realty is owned by Charles and Kenneth Craig. Craig withdrew its objections after Landrum agreed to place restrictive covenants on the lots bordering the Craig properties.   An agreement was signed and recorded at the courthouse on December 31, 2009.  

There is just one problem.  Chestnut (Landrum) said in the agreement that it owned Lot 55 in the subdivision and made the lot one of the properties subject to the new covenants.  Unfortunately for Craig, Marguerite Black actually owned Lot 55 since she purchased it from Chestnut Hill on December 18, 2007.  The deed was recorded at the courthouse as well.    Ms. Black sued Chestnut and Craig Realty and argued they had no right to place covenants on property they did not own.   She said the covenants placed a cloud upon her title.   Craig Realty said it did not know Black owned Lot 55 since it relied on "Chestnut's representation that it was the owner of Lot 55."  It filed a cross-claim against Chestnut and sued Chestnut's law firm, Adams & Reese. 

Special Chancellor ruled that Landrum committed fraud against Craig Realty.  He decreed that Craig Realty suffered a loss of $30,000 and entered a judgment for that amount against Chestnut.     He also awarded attorney's fees of $43,708 to Craig Realty.  The total judgment was $73,708.  However, there still remained Ms. Black, the original victim in this mess. 

He awarded damages of $30,000 to the plaintiff as well as attorneys' fees and litigation expenses.  The total judgement is $157.043.

The plaintiffs now have a judgment against a plaintiff who is hopelessly incapable of paying the judgment. File and wait for land sales.

during his congressional campaign the little pretty boy landrum proudly proclaimed "IM NOT A LAWYER",,,,,, as if being a member of the bar was some sort of dread disease and inherently dishonest. well, just look at him now. found to have perpetrated and committed fraud in this case. landrum seems to be a graduate of the lamar adams school of land deals. you can bet landrum also drives a 90,000$ extend ended cab pickup festooned with stickers that say yeti, costa, saltlife and some sec university. for a guy that doesn't seem to trust members of the bar he sure surrounds himself with them. hes got more lawyers than he has 900$ yeti coolers. god must love little hyproctical punk-asses like him cause he makes so many of them.

10:46, I don't think highly of this guy, but dude, you need some help. That hate, I feel sure it's kept you back all these years. Even though you've never driven a nice vehicle or owned any thing other than a 3.99 styro cooler from McDades, you can have a good life and you can start by not hating folks that bad, even the Landrums among us.

I hate lawyers just as much as anyone else, but the entire Livingston development is a prime example of how using a competent lawyer to review and advise on business matters can save your @$$, or conversely, how shooting first and asking questions later is usually a bad idea. This is especially true when dealing with complex transactions and parties in different states.

@anonymous the pyramid scheme, that I believe you are referring to is traded on the NYSE. It is traded under PRI ticker. It has gone from a low share value @ $15 I believe. to $122.5
You would be lucky to have it in your 401(k)

928, yes it's still a pyramid scheme and he's still a shysterical and a liar. And not a good liar at that. His antics in the Congressional race a decade ago showed him for what he was, and is - a lying SOB that will do anything as long as it helps him stay afloat. Including hiding behind a dickhead like Dale Danks as his mouthpiece to spread his lies trying to give them the aura of truth.

This crap with trying to pUT a covenant on land he didn't own is like him trying to claim someone else's vote and signature as being his and his wife's - without realizing that there is the little problem of 'documentation' in both instances that will come back and bite you in the arse.

But when you live the "Life of the Rich and Famous" you evidently think you are above the truth ever getting found out. But again - as it did in 2008, the lying SOB got caught.

im one of those lawyers who 2;53 pm hates. been at it 30 years. dealt with alot of fraud and fraudsters. there are 2 types of fraud. civil fraud , which is the case here, and criminal fraud , proof of which requires additional elements and a higher border of proof. landrum is a fraudster, and every fraudster worth his yeti coolers will know just how far the can perpetrate a fraud without entering into the realm of criminal fraud. they know where the line is and just how far they can go. im not saying landrun is not smart. he managed to keep this in the realm of civil fraud and no one goes to jail for that. tell me 2:35, do you even hate those, as you say "competent" lawyers??

Landrum, over the years, has cultivated quite a following of young boys who have fallen head over heels for his bullshit. Every one of them has pushed him further toward the top of the pyramid and they don't even realize it.

Trollfest '07 was such a success that Jackson Jambalaya will once again host Trollfest '09. Catch this great event which will leave NE Jackson & Fondren in flames. Othor Cain and his band, The Black Power Structure headline the night while Sonjay Poontang returns for an encore performance. Former Frank Melton bodyguard Marcus Wright makes his premier appearance at Trollfest singing "I'm a Sweet Transvestite" from "The Rocky Horror Picture Show." Kamikaze will sing his new hit, “How I sold out to da Man.” Robbie Bell again performs: “Mamas, don't let your babies grow up to be Bells” and “Any friend of Ed Peters is a friend of mine”. After the show, Ms. Bell will autograph copies of her mug shot photos. In a salute to “Dancing with the Stars”, Ms. Bell and Hinds County District Attorney Robert Smith will dance the Wango Tango.

Wrestling returns, except this time it will be a Battle Royal with Othor Cain, Ben Allen, Kim Wade, Haley Fisackerly, Alan Lange, and “Big Cat” Donna Ladd all in the ring at the same time. A donation to pay their taxes will be accepted and she will be signing copies of their former federal tax liens. Ms. Ladd will give a dramatic reading of her two award-winning essays (They received The Jackson Free Press "Best Of" awards.) "Why everything is always about me" and "Why I cover murders better than anyone else in Jackson".

In the spirit of helping those who are less fortunate, Trollfest '09 adopts a cause for which a portion of the proceeds and donations will be donated: Keeping Frank Melton in his home. The “Keep Frank Melton From Being Homeless” booth will sell chances for five dollars to pin the tail on the jackass. John Reeves has graciously volunteered to be the jackass for this honorable excursion into saving Frank's ass. What's an ass between two friends after all? If Mr. Reeves is unable to um, perform, Speaker Billy McCoy has also volunteered as when the word “jackass” was mentioned he immediately ran as fast as he could to sign up.


In order to help clean up the legal profession, Adam Kilgore of the Mississippi Bar will be giving away free, round-trip plane tickets to the North Pole where they keep their bar complaint forms (which are NOT available online). If you don't want to go to the North Pole, you can enjoy Brant Brantley's (of the Mississippi Commission on Judicial Performance) free guided tours of the quicksand field over by High Street where all complaints against judges disappear.
