There is still some life in the old Jitney #14 on Fortification Street. Gabriel Prado's company recently purchased the property. WLBT reported:
The developer of Topgolf Ridgeland appears to be setting his sights on a historic shopping center in the Belhaven community.
According to Hinds County land roll records, a firm owned by Gabriel Prado Contreras has purchased the English Village Shopping Center at 904 E. Fortification St. Rest of article.
The Jackson City Council recently approved $1 million in TIF financing for Mr. Prado's Prado Lofts project at the old Meadowbrook McRaes site at a recent meeting.

Gabriel is a mover and shaker -- good for the metro area.
The city doesn’t have the money to fix the water system, but it can afford to give a lot of money to a developer. Don’t you think this needs to be looked into. Hasn’t an exmayor’s sister pulled this same stunt before?
I love Jitney 14 location. I hope it will be a grocery store for the neighborhood.
First, right now the city isn't having to spend any money on the water system, as it is no longer the responsibility of the city or under its control.
Yes, the city does have a shortage of funds - or at least an unwillingness to spend the funds it has on priority responsibilities of the government - but throwing in the water system is not one of them.
As to this particular project, the City is not spending any money on it, maybe you need to learn to read AND comprehend. TIF financing does not involve an expenditure by the city; it only allows the developer to use taxes IT WOULD HAVE PAID if the project was complete to finance the development of the project.
Put in simplier terms for you - since it appears you need them - the building as it stands today is producing no tax revenue for the city other than based on its current appraised value for property taxes. But, if deveveloped (remodeled, open again for business) the businesses within the building start producing revenue resulting in sales taxes to the city, then a portion of those sales taxes that WOULD HAVE TO BE PAID BY THE NEW BUSINESS would remain with the developer to help defray the costs of remodeling and opening the new business.
The city is not spending anything but is agreeing to decrease its potential revenue from the new business.
And - JxnWater is still responsible for fixing the water.
Happy now?
Already a sign up at the north end of the building (Boondocks?- maybe not). Hopefully a grocery store but more likely check cashing and beauty supply. Hoping for exceptional results.
This should prove to be very interesting
What good can he do since Jackson can’t or won’t address its crime problems
I have never been there and never will because I value my life
I just hope the commercials for this property are as good as his hotel. Hahahaha.
Didn't Mike Peters try to renovate/develop this building?
It is an iconic design in the area. Is there still a drugstore at the North end?
Interesting that Kingfish has a hard-on for this Prado guy. He's a mover and a shaker, alright. So was the timber sales guy. Nothing but another shyster.
Most comments about a TIF are generally correct.
What was left out is that TIF can only be used to fund infrastructure that will be dedicated to public use (turned over to the City) such as public streets, sewers, lighting, etc.
A classic TIF is to get TIF agreements to fund parking lots, with the “promise” that the public can use it. It never works out that way.
The devil is in the details as to what public good will come from the TIF.
And the (required) TIF financing by the poster explains why we are where we are today. Abject ignorance of terms and conditions but an insatiable desire to insert your uneducated opinion on the matter emphatically! In a nutshell…we are being led by the exact same people with no working knowledge of anything really….drink up
TIF financing?
what kind of government give away program is that?
Why did the store previously located there close? Taxes, lack of revenue, rent , etc?
5:15, I’d love to hear why you think Prado’s a shyster
Something tells me that @3:05 was also, in advance of the vote, a full-throated supporter of the convention center. How'd that turn out Sparky?
Thankful for someone local buying and hopefully improving the property. Hopefully Prado “develops” this property more swiftly than Prado lofts on meadowbrook.
2:17 you clearly don’t understand a TIF
It really depends on if the Belhaven residents actually shop there or if it is used mainly by those behind west street.
This is paltry in comparison to the $11 million in TIFs blessed upon River Hills. Some TIFs may make sense, the one for River Hills was outright abusive to the taxpayers of Jackson.
I'd like to see the old building being used for something useful. I used to live in Belhaven and Eudora Welty ran over my foot with her shopping cart one day in that store. Another time, I witnessed her backing into several cars in the parking lot. She was so upset! I helped her back into the store to deal with the aftermath and took my groceries home.
All of his developments are Temu versions of what they should/could be. A thin veneer of an awful product.
Can some of you not understand what you read? Do you not know what " lofts" are? Do you ever visit other cities and bother to look around? Do you not know there are already lofts in Jackson? The District has lofts. Many shopping areas all over the Nation have apartment lofts or lofts to purchase. They are particularly nice for young professionals and retired people as amenities are at their doorstep. Educate yourselves please.
Hope Mr. Prado isn't getting out over his skis.
Lofts = apartments
All developers are shysters. Did you really not know that?
5:06 a drugstore at the north end? Gee, where have you been for eleven years? Parkins Drug Store moved out 13 + years ago, then the former Chef from !Bravo took on a ten year lease there and created Lou's Full Serv, a very sucessful restaurant serving
'new American, slightly progressive foods, none of which would scare off a farmer in overalls.' But found it necessary to move to Highland Colony Pky. after 9.75 years there...
Prado is way over his skis. Look at his development around Topgolf. Or rather, the non-development after the presser 6 years ago.
All the comments about Prado are telling us more about the writer than about Prado.
He already owns several gas stations that have been cleaned up and are running smoothly, at least one property with a successful Corner Market as a tenant, and a large portfolio of residential properties.
To compare the project on Meadowbrook to an existing retail property (English Village) is pretty ignorant.
There are a lot of very eatablished people backing Gabriel.
Prado didn't develop Topgolf; he sold the land at a discount to their developer to kick off his big plans.
@8:18 yet he continuously takes credit for bringing them here and its success still yet to be seen. As far as the other real estate is all Class C stuff nobody else wants. More ego driven to get his name out there for whatever reason.
I just hope its "top shelf" with a happy hour
