And Madison will stand the test of time. Why? Extreme covenants. And the buildings are made to be timeless in design, they'll never have to be "renovated" to be brought up to what the trending style is.
God save Mayor Mary and let her successor be just as extreme in the right direction. Critics of Mary fail to realize it's one way or the other. Either you are hardnosed and a "tyrant" about covenants, or you end up with Pearl or Canton. or Jackson.

Mary Hawkins Butler has done a phenomenal job with the City of Madison. She err’s on the side of extreme caution, she doesn’t trust anybody and automatically assumes the worst of people, but at the end of the day, she does what is best for the City of Madison, and has made it the incredible city it is today.

Enjoyed that and thanks for posting, KF. Noticed they discussed St. Catherine's Village being built in "Madison." Nowadays, SCV is in Ridgeland. Did the line b/w Ridgeland and Madison change at some point from where it is now @ Lake Castle?

@10:48am bland? What’s bland about extremely detailed architecture? You don’t have a clue what you’re talking about. Nothing bland about Madison. Bland is the same repeat ugly cheap strip centers that are doomed to fail that pop up in every town in America now. A lot of the Jackson rot is shitty bland buildings that were never worth a damn now sitting empty. When you have architectural codes that create a city full of beautiful brick buildings with classic details you end up with a nice place that is timeless.
I am from Jackson but currently live in Woodlands TX 40 minutes from Houston. Woodlands has tight covenants, Houston has no zoning and that is a huge difference. Woodlands is in the top 5 towns to live in. Very nice Houston neighborhoods are often surrounded by industrial. Huge difference
Say what you want about Mary and some of the criticism is valid, but she stuck to her guns on covenants, building requirements, and as a result it morphed into the nicest community in the state.
Other communities could have done the same thing, but they chose not to. Madison isn't perfect and honestly I think they let too many commercial chain stores and fast food build there, but most communities envy what they have. It can be done, but it takes guts and vision. Not enough MS local politicians have it.
I miss the old Madison. Lived there many years ago. Good mechanic (Sledges), quiet and tons of trees/woods, 1 grocery store, no traffic, knew all my neighbors. Just broke my heart when everything started changing. I absolutely loved it as a small little town.
I love the architecture of the new Bridal Path and the Foxtail. Buildings look like they've been there a hundred years and set a nice precedent.
@2:17pm I agree, Madison is not perfect but it's damn close. It needs more walkability. I think if they can get the town center project off the ground on HWY 51 at Madison Ave all will be right. Also the Gallery looks promising for entertainment. Hopefully the "culture" stays far away.
Although Madison, The City (not for sale) masquerades as the state's largest HOA, there are no covenants, as expressed by 9:13. Municipalities don't have covenants.
To steal a phrase from Tuberville, she will never leave, bow out or give up power until they roll her out in a pine box.
When Mary can force Wal-Mart to build another store in the same county, but outside of Madison proper, to keep the less desirables out, she's got it going on, like it or not.

When they 1st started building the "New" Madison, my wife commented that it "Looked Like Disney World"....
When I moved my young family to Madison/Gluckstadt in 1975 you had to stop at the Jitney/Food Center near Briarwood on the way home for groceries. The only other choice was Stuckey's at Gluckstadt or Lee's One-stop at the corner of Hwy 51 and Gluckstadt Road. The roads were terrible. Some asphalt with scattered sections of gravel and mud. Catlett Road was all gravel and mud and when it rained, you could only go about 1/4 mile North of the S curve because the road was impassable. However, being out in the country was so pleasant and a fun experience for our children growing up around cows and horses and a few Coyotes.
I worked for entex, the gas company, years ago. They used to have a Madison office where persnickety is. Needing to grow, entex submitted plans to build a new office in maryville. According to their plan, the building was rejected by her. They moved to Ridgeland. Long live queen mary . They knew she would reject the plan. The building was the same as the one they built in Crystal Springs. No more tax revenue for queen mary
